Apartments for Sale in Goa: A Buyer's Guide
Buying an Apartment in Goa
An apartment is often the most accessible way to own a home in Goa, whether as a primary residence, a second home or a holiday base. Apartment projects range from small low-rise buildings to larger gated communities, and the facilities offered differ from project to project. Many projects provide shared amenities such as a swimming pool, clubhouse, covered parking and round-the-clock security; always confirm what is actually included, and what is still to be built, for the specific project you are considering.
The listings on this page are all for sale. We do not list rental properties. Use the filters to narrow by location, budget, developer and possession status, or visit our regional pages for apartments in North Goa and apartments in South Goa.
Checks to complete before you buy
- RERA registration: Ask for the project's Goa RERA registration number and verify it on the official Goa RERA website, including the approved completion date.
- Title and land status: Have a lawyer examine the title documents of the land on which the project stands, including its conversion (sanad) and zoning status, and check for encumbrances.
- Approvals: For a completed building, ask to see the occupancy or completion certificate. For an under-construction project, ask to see the sanctioned plans and building permissions.
- Area definitions: Confirm whether the quoted area is carpet area, built-up area or super built-up area, and compare projects on the same basis.
- Payment and possession terms: Read the payment schedule, the possession date and the clauses that apply if possession is delayed.
- Running costs: Ask about maintenance charges, who manages the common areas, and any society or association rules.
- Developer record: Review the developer's previously delivered projects and visit them if you can.
Ready to move or under construction
A ready apartment lets you inspect the finished home, the building and the neighbourhood before you commit, and you can usually move in or start using it sooner. An under-construction apartment may allow a staged payment plan, but it carries delivery and quality risk that depends on the developer and the approvals in place. Use the Possession / Status filter to compare both.
Non-Resident Indians
Non-Resident Indians can generally purchase residential property in India, while agricultural land, plantation property and farmhouses are restricted. Rules and documentation requirements can change, so confirm the current position with a qualified legal or tax advisor before you pay a booking amount.
